Phil Cannot Have the House: A Romantic Comedy

Two women. One Victorian house. One spectacularly questionable decision. And Phil absolutely cannot have it.Mara Bennett came to the auction with a spreadsheet, a budget, and a plan.Tess Callahan came with instincts, optimism, and a dangerous willingness to keep bidding.Neither came intending to buy a house with a complete stranger. But then there was Phil. And Phil kept bidding.Somewhere between competitive escalation and mutually assured financial destruction, Mara and Tess do the only reasonable thing: join forces, win the house, and figure out the details afterward. The details, unfortunately, include a legally binding co-ownership agreement, an aging Victorian with opinions of its own, renovation decisions neither woman is willing to surrender, and the increasingly inconvenient realization that they work surprisingly well together.Mara believes problems should be anticipated, categorized, and preferably entered into a spreadsheet.Tess believes most things are fixable. They disagree about paint, repairs, schedules, coffee, and approximately everything else. But as restoration projects become shared routines and competition gives way to something neither planned for, their impulsive purchase begins to feel less like a mistake. It begins to feel like home. And when Phil comes back with an offer that could change everything, Mara and Tess have to decide what the house-and the life they've accidentally built inside it-is really worth.Warm, witty, and full of slow-burn chemistry, Phil Cannot Have the House is a sapphic romantic comedy about capable women, inconvenient feelings, questionable decisions, and what happens when the worst idea you've ever had turns out to be exactly what you needed.
